Is it Time for a Change?

Life is good when we have choices and for most of us we are lucky enough to live in a house that we choose. But over time, what was once a home that ticked all the boxes, may no longer be a best fit for your family and your lifestyle.  I have been selling Park City homes since 1994 and have watched this market grow and diversify.  Recently I’ve been noticing an increase in the number of clients moving from one part of Park City to another. This suggests they are satisfied with the general area but are experiencing some change in needs. The main reasons for making a change are either wanting to be in a new location, choosing to go larger, or down-sizing. I like to call this “Right-Sizing.”  And with the right preparation the process is not as daunting as it might seem.  

Many of our friends and acquaintances are finding themselves in the empty nest stage. One such family sold their Park City home of 20 years, so they could travel and eventually buy something significantly smaller in town. I’ve also recently helped a family move to fulfill dreams of owning a home with horse property. And I was recently hired by a family living out in the county to help them move back to Park City to be closer to the high school.

Usually the need or desire for a different home can be foreseen and that is a good thing!  As a real estate adviser, I recommend starting the conversation early.  Every situation is different and you want to evaluate different options and paths that are available to you.  Starting sooner can also make it much easier for you to prepare your current home for sale, to achieve maximum return. 

I was able to help five friends transition from one property to another this year and find it very satisfying when it all comes together.  These scenarios can mean the new property is under contract to be purchased subject to the sale of the current property.  I have negotiated a number of complex transactions like this. They can be tricky, to say the least; but with a plan to follow and accumulated know-how, it is completed just like any other.
