When I moved to Park City 30 years ago I lived in a Racquet Club Condo in Park Meadows. It was a great time to buy and I soon purchased a home around the corner on Little Kate Rd. I was semi-retired and looking for what was next. It was while bartending at Sneakers, the bar that used to be atop the Racquet Club, that I got to know the town through its colorful locals. In fact Sneakers was where I met Jess Reid, and it was also there that I met a pretty coworker named Layla Knox. Jess pointed me towards a career in real estate, and Layla joined me in that split entry on Little Kate where we raised a family and created a life together in this town we love. Suffice it to say Park Meadows has been the back drop to some pivotal moments in my life.
Park Meadows is the largest of Park City’s neighborhoods with 20 single family home subdivisions (more than 1000 homes) and 8 townhome subdivisions (more than 500 units). The PC MARC was rebuilt and upgraded in 2010 and is owned & operated by Park City. It is a venue for Sundance and has year round bus service circling through the front half. The Park Meadows Country Club, with its 18 hole Jack Nicholas course, sits in the middle of Park Meadows. The golf course was location for The PGA Senior golf tour in the 90’s and Park City’s annual Autumn Aloft balloon festival, held from the 1980’s into the early 90’s. After a 20 year pause, Autumn Aloft is back and being held on the “north forty”, behind Treasure Mountain Middle school. McPolin Elementary, Treasure Mountain and Park City High are located on the south side of Park Meadows on Kearns Blvd.
Being such a great in-town location, Park Meadows real estate has always sold well, with excellent property values. Currently there are 23 homes for sale, 8 pending sale and 19 closed sales in the last 6 months. Home sizes mostly range from 1900 sq ft to 8000 sq ft, with the average being a 4 bedroom around 4700 sq ft. Selling prices run from just under $800k up to $5.2 million. The average sales price is currently close to $1,750,000. One of Park Meadows unique offerings is a 102 lot equestrian subdivision, with lot sizes of 1 acre and higher.
Like all great Park City neighborhoods, Park Meadows offers access to an abundance of trails, most notable the Round Valley trail system. While all locations have assets and drawbacks, Park Meadows is one of the best with much to offer. I live in Prospector now but will always have special memories of Park Meadows.
