Racquet Club

Racquet Club Village typically has 6 – 10 units sold per year.  There were 10 sales in 2021 and only 3 year to date in 2022.

The increase in average price per sq ft from 2021 ($569) to 2022 ($687) was up about 20%.

How’s the Market

Last 12 Months

The real estate market in Park City, like much of the Country started to shift back in April.

Unit #107 pended sale on March 31, 2022 after 6 days on the market.  It sold for an amazing $93k above asking price due to multiple offers.  It was an interior unit and despite having an open floorplan on the main level, it was mostly in original condition.

Unit #130 had some living room upgrades, but it too was mostly in original condition.  Location was much better than #107, with golf course frontage.  It sold after the market shift, which is the only reason to explain why it sold for less than #107.

Unit #170 is the first Racquet Club unit to sell above $1M and considerably more because of the very unique level of upgrades.

In the current market, a “special” property will sell quickly and can fetch a premium price, while other properties are selling below where the market was in the early part of this year.

Looking Ahead

While there are far fewer buyers in the market than what we had experienced from mid-2020 until early this year, the inventory of homes and townhomes is relatively low compared to pre-pandemic.
